With domestic extension jobs..greasing palms is a total myth. Most planning applications for house extensions are dealt with under what is known as 'delegated powers' - it's the planning officer's decision, and doesn't go to committee. In many cases you don't even need planning permission, but for virtually all building work will need Building Regulations approval -they are two totally different things.

If you act like a tw*t and treat the planner like one, then guess what... they'll give you a hard time. Act like a normal human being, be reasonable, don't get up their nose, and it should be ok...having said that, having someone wjth plenty of experience on your side goes a long way...planners like to play put their little power games, and if they know they are dealing with another seasoned professional, it's easier to get what you want.

Sometimes you have to play hardball with them - I've had a decision to refuse an application reversed within the hour, simply because I knew exactly how the planners had screwed up, knew the people and the process involved to go thru' to get it done right. I had to wield a very big stick, (that I was prepared to use) and it's highly unlikely that a regular member of the public would have had the first idea how to defend their case.

Yes, you can do building work without an architect or architectural consultant, but every year I get several enquiries from people who did exactly that ..and found out the hard way about planning, building regs, Party Wall Act, building over agreements for drains and having to have work demolished and rebuilt...so I end up getting them out of the deep hole they've dug (or had dug for them by some fly-by-night Bosnian rogue.."well, he seemed like a very nice chap, and came recommended")..in that example he'd done some great plasterwork covering up lord knows what, but when it came to drains and foundations it was a (costly) nightmare.

Planning is a necessary evil and we have to live with it, but I've got a lot more time for the Building Inspectors, because at the end of the day they are all about making sure stuff is built competently and safely..more often than not finding a way to say 'yes'; rather than 'no'.
