A few word of advice from an architect. I'm assuming this is a "trussed rafter" roof, ie every rafter is braced, and they are at 450 -600mm centres?

If this is the case, forget the idea.

It's almost certain that the entire roof would effectively need to be rebuilt. It's not impossible, but there is so much work involved as to make it far too costly a proposition. Whenever I see one of these as a potential loft conversion I have to give the same bad news. It was a cheap roof to construct (light and efficient) and wasn't designed to be altered.

DO NOT ask a builder for advice about this - he might be a practical man with a hammer and saw but almost certainly will not know the full implications to obtain building regulations approval and will not be able to deal with the structural calculations that are involved. I'm not having a go at builders, but the ones I work with will always ask for a full set of drawings before pricing anything like this.

Whatever you do it will have to comply with Building Regulations.
This means-
New floor joists -existing ceiling joists can be left in situ but have to be supplemented by much deeper timbers. Walls and lintols under have to be checked to make sure they can carry the additional loadings.

Altered roof structure, purlins or beams will have to be fully calculated. The difficulty with these trussed rafters are that the timber sizes are so finely calculated down to the skinniest sizes, that to remove any support from them results in a lot of work to re-instate adequate support - this inevitably means either large timber purlins or steel beams to carry the loads down onto the existing external and internal walls.

Access into the new room will have to comply with Blg Regs.. and with this comes a whole load of requirements for staircases, fire protection and fire escape from the new room.

Thermal calculations - the altered roof will have to comply with increased insulation requirements.

It's all a lot of work..and if you do the work without the proper consent, you'll get caught out when you come to sell the property -it's increasingly common for surveyors to pick up unauthorised alterations when a property is being sold, and the seller not being able to produce the right paperwork.
