I do totally agree with you however I feel lessons should have been learnt from the 1970s example. Prior to being a regional manager for a lender I was a self employed mortgage advisor and lenders used to send people round to show you how to get round their criteria! No proof of income thats ok use GMAC, no indefinate rights to remain in country use Halifax etc. GMAC even had this system where they used an automated valuation so they didnt even visit the house they were lending the money on! They also didnt check the income or details of the borrower so it meant that within 30 minutes of seeing me for the 1st time you could have a mortgage offer that was good enough to exchange contracts with! How did anyone think that was prudent lending?

Also the whole disposable income idea baffled me. This should be key to how much you could AFFORD to borrow. Clients regularly had loans and expenses that some companies didnt take into account so could borrow exactly the same as someone who didnt already owe a penny. It was only through doing a budget plan with them that you would say "I'm sorry but you cant afford this property and I wont do this mortgage" and then find out they just went somewhere else and didnt tell them all the facts. Its people like this that I have no sympathy for.
