If you have time, space and money to build a good paddock area, large, well drained etc. and / or work on other support buildings - toilets, preferably with showers, café, main building for race control etc, then great. But don't loose sight of the most important bit - the track. We don't race in the paddock, on the access road, in the café or any other support area / building. You need space to expand into those areas if the track is successful. But build a good track - long enough 900M plus, varied enough - undulations, every corner different, long enough straights between corners to allow overtaking opportunities into every corner. Then people will always want to race there and the money that brings in will help fund the support infrastructure. Get the track wrong and it will never be a success. I know of one track local to me. Which was built new. Loads of space around it. But it's just not long enough with enough variety in the track. So it doesn't attract enough people and is currently closed for long periods - maybe only open in summer holidays when people might want to do a little testing. A shame really, but being blunt, either get the track right or don't bother!!
